PCS to Hill Air Force Base: Where to Live, What It’s Like & What to Know Before You Move
If you just received orders to Hill Air Force Base, accepted a civilian job on base, or are relocating to Northern Utah for a defense contractor position, one of your first questions is probably:
Where should I live near Hill AFB?
The short answer is that people relocating to Hill commonly look in Layton, Clearfield, Sunset, Clinton, Syracuse, Roy, South Weber, Kaysville, and Ogden.
But the right place to live depends on more than which city is closest to the base. Your commute, which gate you use, the type of home you want, freeway access, mountain access, and what you actually want your life in Utah to look like all matter.
I’m Sarah Lipich, a Utah real estate broker and Air Force veteran. My husband Tyler is also an Air Force veteran, and we have both worked at Hill Air Force Base. We also moved to Utah from out of state ourselves.
So when someone reaches out because they just got orders to Hill and has no idea what Layton, Syracuse, Ogden, or any of these other places are actually like, I understand exactly where they’re coming from.
Here’s what you should know before moving to Hill Air Force Base.
Where Is Hill Air Force Base?
Hill Air Force Base is located in Northern Utah along the Wasatch Front, between Salt Lake City and Ogden.
The base is approximately 35 minutes north of Salt Lake City and about 10 minutes south of Ogden, although actual drive times depend heavily on traffic and where you’re starting.
Interstate 15 runs directly along the western side of the installation, making it relatively easy to access communities throughout Davis and Weber counties.
The Wasatch Mountains are immediately east of the base, while the Great Salt Lake sits to the west.
Some of the communities closest to Hill AFB include:
Layton
Clearfield
Sunset
Clinton
Syracuse
Roy
South Weber
Kaysville
Ogden

What Are the Best Places to Live Near Hill Air Force Base?
There isn’t one universal “best” city near Hill AFB.
The better question is:
Which community near Hill Air Force Base fits your commute, budget, housing preferences, and lifestyle?
Here’s a quick breakdown of some of the areas people commonly consider.
Layton, Utah
Layton is one of the most common places people consider when relocating to Hill Air Force Base.
It sits directly south of the installation and offers convenient access to the South Gate, I-15, Highway 89, shopping, restaurants, and the mountains.
Layton also has a wide mix of housing, ranging from older established neighborhoods to newer construction.
If you want to stay close to the base while still having access to a lot of everyday conveniences, Layton is usually one of the first areas worth exploring.
Clearfield, Utah
Clearfield sits immediately west of Hill Air Force Base, making it one of the closest communities to the installation.
If minimizing your commute is one of your biggest priorities, Clearfield is an obvious place to include in your home search.
The area has a mix of established homes, townhomes, and newer development, and its location provides easy access to both Hill AFB and I-15.
Sunset, Utah
Sunset is a smaller community located directly west and northwest of Hill Air Force Base.
It is extremely close to the installation and can make sense for buyers or renters who prioritize proximity to work.
Homes in Sunset tend to be in more established neighborhoods compared with some of the newer communities farther west.
Clinton, Utah
Clinton sits west of Hill AFB and is primarily residential.
It can be a good option for people who want to stay relatively close to the base while living outside the busier commercial areas surrounding Layton and Clearfield.
Syracuse, Utah
Syracuse is west of Hill Air Force Base and has experienced significant residential growth.
You’ll find many newer subdivisions and larger suburban neighborhoods here.
Syracuse can appeal to buyers who want newer housing or more suburban development while still maintaining a manageable commute to Hill.
Roy, Utah
Roy sits northwest of Hill Air Force Base and provides convenient access to the northern portion of the installation.
It also puts you closer to Ogden and many of the recreation opportunities north and east of the base.
South Weber, Utah
South Weber is northeast of Hill near I-84 and Weber Canyon.
Its location can be especially appealing if access to the mountains, Snowbasin, or Ogden Valley matters to you.
Housing inventory can be more limited than in larger communities like Layton or Syracuse, so availability may play a bigger role here.
Kaysville, Utah
Kaysville is south of Layton and a little farther from Hill Air Force Base than Clearfield or Layton.
However, it still offers relatively convenient access to I-15 and the base.
Kaysville is worth considering if you’re comfortable with a slightly longer commute and want to expand your search farther south.
Ogden, Utah
Ogden is north of Hill Air Force Base and offers something noticeably different from the suburban communities immediately surrounding the installation.
You’ll find an actual downtown, historic neighborhoods, older architecture, restaurants, events, and extremely convenient access to Ogden Canyon.
If access to Snowbasin, Pineview Reservoir, hiking, mountain biking, or Ogden Valley is high on your priority list, Ogden may be worth a closer look.
Which Hill AFB Gate You Use Matters
This is something people relocating from out of state often don’t think about when they start searching for homes.
Hill Air Force Base has multiple gates, including the South Gate, West Gate, and Roy Gate.
Where you work on base and which gate you regularly use can significantly affect your commute.
That means I wouldn’t recommend choosing a home simply because Zillow says it is “10 miles from Hill Air Force Base.”
Two houses that look equally close to the base on a map can have very different commute times depending on:
Which gate you use
Access to I-15
East-west traffic
Major intersections
Time of day
Where your building or work center is located on base
For military members and civilian employees, understanding the actual commute is much more useful than simply looking at mileage.
What Is It Like Living Near Hill Air Force Base?
One of the most unusual things about living near Hill AFB is how close you are to outdoor recreation.
You can live in a suburban neighborhood near a major Air Force installation and still have relatively quick access to:
Skiing and snowboarding
Hiking
Mountain biking
Golf
Boating
Paddleboarding
Kayaking
Camping
Fishing
The Wasatch Mountains
If outdoor recreation is one of the reasons you’re excited about moving to Utah, Hill is in a pretty incredible location.
Skiing Near Hill Air Force Base
One of the biggest advantages of living near Hill AFB is access to Snowbasin Resort.
Snowbasin hosted Alpine skiing events during the 2002 Winter Olympics and is scheduled to host Alpine skiing again when the Winter Games return to Utah in 2034.
Depending on where you live and road conditions, Snowbasin can be roughly a 30-minute drive from parts of the Hill AFB area.
You’ll also be within driving distance of resorts near Salt Lake City and Park City.
If skiing or snowboarding is a major part of your lifestyle, living near Hill gives you access to an enormous amount of terrain without necessarily having to live in Salt Lake City.
Hiking Near Hill Air Force Base
You don’t have to drive all the way to Salt Lake City to find good hiking.
One of my favorite hikes near Hill is Adams Canyon in Layton.
The trail climbs into Adams Canyon and eventually leads to a waterfall. The full hike is roughly four miles round trip.
The beginning is exposed and gains elevation fairly quickly, but once you enter the canyon, you’ll hike alongside the creek toward the waterfall.
It’s one of those trails that makes it pretty obvious that you moved to Utah.
Reservoirs Near Hill AFB
Northern Utah also has several reservoirs within easy driving distance.
Pineview Reservoir
Pineview Reservoir is located in Ogden Valley and is popular for:
Boating
Paddleboarding
Swimming
Fishing
Kayaking
It’s surrounded by mountain scenery and is one of the most popular summer recreation areas near Ogden.
Causey Reservoir
Causey Reservoir is another favorite.
It sits farther into the mountains and has a much more protected canyon setting.
It’s especially popular for:
Kayaking
Paddleboarding
Cliff jumping
Fishing
Because motorized recreation is more limited than at many larger reservoirs, Causey can have a quieter feel that’s great for paddling.
Golf Near Hill Air Force Base
There are also several golf courses around Hill AFB and throughout Davis and Weber counties.
Hill itself has the Hubbard Memorial Golf Course, an 18-hole course located directly on the installation.
Nearby communities including Layton also have multiple public golf options.
If golf is your thing, you’ll have plenty of courses to explore without driving into Salt Lake City.
Professional Sports Near Hill Air Force Base
For professional sports and major entertainment events, you’ll generally head south toward Salt Lake City.
Utah currently has:
Utah Jazz — NBA
Utah Mammoth — NHL
Real Salt Lake — MLS
Utah Grizzlies — ECHL hockey
Salt Lake Bees — Minor League Baseball
From most communities near Hill, Salt Lake is close enough that you can regularly attend games, concerts, and other events without needing to live there.
Should You Live On Base or Off Base at Hill AFB?
Military members PCSing to Hill generally have three main housing options:
Privatized military housing
Renting off base
Buying a home off base
Hill AFB family housing is privatized through Boyer Hill Military Housing.
Whether buying or renting makes more sense depends on your individual situation.
Things I would consider include:
How long you expect to be stationed at Hill
Current housing inventory
Your BAH
Interest rates
Your monthly housing budget
Your emergency savings
Whether you want the responsibility of homeownership
How comfortable you are selling the home if you receive orders again
There isn’t one answer that works for every PCS.
Buying a Home Near Hill AFB: What I Would Actually Pay Attention To
My professional background before real estate was in cybersecurity and risk management, and I still tend to look at houses through that same lens.
When I’m helping someone relocate to Hill, I’m not just thinking about whether the kitchen is pretty.
I’m looking at the entire property and how it fits into the buyer’s bigger picture.
That includes things like:
Location relative to the gate you’ll actually use
Freeway access
Traffic patterns
Resale potential
Age and condition of the home
Roof, HVAC, plumbing, and other major systems
Lot conditions
Drainage
Nearby development
Aircraft activity
Neighborhood characteristics
Future marketability
That last part matters especially for military buyers.
You may love a house today, but if there’s a reasonable chance you’ll receive orders in three or four years, your eventual resale should be part of the conversation before you buy.
That doesn’t mean buying is a bad idea.
It means buying intentionally.
What About Aircraft Noise Near Hill Air Force Base?
Yes, aircraft noise is something you should consider when buying or renting near Hill AFB.
Hill is an active Air Force installation with significant flying operations.
Depending on where the property is located, aircraft noise may be noticeable.
Not every neighborhood experiences aircraft activity the same way, so if you’re considering a home particularly close to Hill or underneath common flight paths, this is something worth investigating before you purchase.
Hill AFB publishes an Air Installations Compatible Use Zones study, commonly called an AICUZ study, that provides information about aircraft noise and land use around the installation.
It’s the kind of thing I would rather a buyer understand before closing than discover after moving in.
What About Schools Near Hill Air Force Base?
If schools are an important part of your relocation, verify the actual school boundary for each individual propertyyou’re considering.
Don’t assume that two houses in the same city automatically feed into the same schools.
School boundaries can change, and nearby homes may sometimes be assigned differently.
Hill Air Force Base also has a School Liaison Program designed to help military-connected families navigate school transitions and understand local education options.
That can be an excellent resource when you PCS.
Is Hill AFB Close to Salt Lake City?
Yes.
Hill Air Force Base is north of Salt Lake City along I-15.
Under normal driving conditions, the base is roughly 35 minutes from Salt Lake City, although traffic can make that trip considerably longer.
Living near Hill gives you access to Salt Lake City's restaurants, sports, concerts, airport, and other amenities without requiring you to commute into Salt Lake every day.
Is Hill AFB Close to Ogden?
Yes. Very.
Hill Air Force Base is roughly 10 minutes south of Ogden.
That makes Ogden an important area to explore when you’re relocating to Hill, especially if you want convenient access to:
Ogden Canyon
Snowbasin
Pineview Reservoir
Downtown Ogden
Hiking and mountain biking
Ogden Valley
